Kick back and relax in our bright, modern and private 2-Bedroom Apartment (main floor) in our fully furnished and equipped Grimsby duplex in Niagara Region. Take advantage of our professional office with fast and reliable Wi-Fi and enjoy the 1 minute walk to Lake Ontario and several parks with stunning views of Toronto & Mississauga skylines. Quick and easy access to the QEW highway: drive to Forty Creek Distillery in 4 minutes, popular Grimsby Beach (5 min), Beamer Falls (6 min). THE SPACE Our bright and modern private 2-Bedroom Apartment is situated on the main floor of our duplex just a few houses away from Lake Ontario. Our space is fully furnished and equipped and sleeps up to four (4) guests comfortably. We offer two (2) bedrooms, one (1) with a very comfortable queen size bed and the other one with a bunk bed with a full size bed at the bottom and a single size bed at the top of the bunk bed. We proudly accommodate business travelers as we provide reliable unlimited Wi-Fi coverage and a full size office (separate room) with a height adjustable desk with two (2) Samsung monitors as well as a printer and a "regular" desk. Our bathroom has a bathtub shower with modern fixtures. Our fully equipped kitchen with stainless steel appliances including a built-in microwave, dishwasher, fridge with water and ice dispenser as well as a air fryer for your convenience. Our open concept living and dining area has a 65" wall mounted Roku smart TV. We offer a washer and dryer for your convenience. Please note, for your protection and safety we have total of three (3) outdoor security cameras installed around the property (outside only). During times when our guests are checked-in we have hired a third party security company to monitor the cameras for suspicious activities in order to protect our guests. GUESS ACCESS Our guests will have access to the entire apartment (not shared) with a separate entrance through the front entrance on the deck patio. Designated parking is available for multiple vehicles on the left side of the driveway. Street parking is also available. OTHER DETAILS TO NOTE The lower/basement apartment is owner-occupied. Parking on the right side of the driveway is reserved for the owners. Thank you for your cooperation and understanding. INTERACTION WITH GUESTS I give my guests space and privacy. The lower/basement apartment is owner-occupied and I may or may not be available in person when needed.

No parties or events, No pets, No smoking, Suitable for children, Suitable for infants 1) WE ABSOLUTELY *** DO NOT ALLOW ***ANY PARTIES/EVENTS/GATHERINGS. 2) PETS: Our listing is NOT suitable for any kind of pets. 3) SMOKING: Smoking is strictly prohibited inside. Smoking outside is allowed. 4) DAMAGES: Please notify your host immediately if there is any kind of major damage or problem. You will be liable for any damages to the house or household items that were caused by your group. 5) CLEANING FEE: The cleaning fee covers basic cleaning of the house (interior), if the house is left excessively dirty, there will be an additional charge of $50/hour. 6) BACKYARD: Please clean after yourselves in these areas. The cleaners do not clean the deck/backyard space. Thank you. 7) QUIET HOURS: Quiet hours from 11 PM until 7 AM. Please be respectful to the downstairs tenant and neighbors. 8) SHOES: Please take your shoes off inside the house. 9) TOILET: Please do NOT flush anything else other than toilet paper down the toilets. The sewer pumps can get clogged easily and cause a very messy situation. 10) FURNACE/HEATER & AC USAGE: Please do NOT leave any windows or doors open when you use the furnace or air conditioning and please turn off the AC before you check-out. 11) ELECTRONIC DEVICES: Please turn off the lights and any electronic devices in the house before you leave the house or check-out. 12) HOUSEHOLD ITEMS: We provide certain household items like toilet paper, paper towels, soap, detergent, etc. at check-in but we do not provide extras afterwards. 13) GARBAGE REMOVAL: Please accumulate your garbage and leave it in sealed bag(s) inside the GARBAGE BINS provided OUTSIDE in the storage shed beside the house. If you are checking out on MONDAY night OR TUESDAY morning, please place the garbage bins at the "curb" for the waste management to pick up on Tuesday morning. *** Please ensure the storage shed is closed properly to prevent wildlife access. *** Thank you for your cooperation! 14) RECYCLING: Niagara Region requires the separation between paper/cardboard items (GRAY BIN) and all other recyclables (BLUE BIN) 15) DIRTY DISHES: Please rinse any dirty dishes and place them in the dishwasher before check-out. Thank you. 16) CANDLES: We no longer allow the use of candles in our house. 17) SNOW REMOVAL: We try our best to remove snow as soon as possible but we cannot guarantee instant service depending on the weather conditions. *** PLEASE BE VERY CAREFUL WHEN USING THE STAIRS DURING We provide ice melting salt in the salt bin for our guests. 18) SECURITY CAMERAS: Tampering with the outdoor security cameras is not allowed. These cameras have been set up for our guests protection and safety. We encourage you to relax, enjoy the beautiful views and enjoy your stay! Thank you for staying with us! ;)
